A home inspection is an objective visual examination of the physical structure of a home, from top to bottom, all inclusive. Much like a complete medical check-up. If problems or symptoms are present & identified, recommendations to correct are usually made.
Home Inspections Include:
The Home Inspector will provide a written report outlining the details of his review. Covering the condition of the heating & cooling system, interior plumbing, electrical, the roof, attic, visible insulation; walls, ceilings, floors, windows, entrances, basement, ( incl the foundation if possible ) and all of the visible structure.
Why Do We Need One?
The largest single investment you will possibly make, is in the purchase of a home. Therefore, you should learn all you possible can at the outset about that specific property, in order to avoid possible unpleasant surprises after the purchase.
Certainly, a Home Inspection also point out the positive features of a home, while suggesting possible lower cost methods of continuing maintence.
A home inspection may form part of your closing costs, should the Lender insist that you have one prepared. In my opinion, based on 24 years experience in this industry, a Home Inspection is money very well invested!
